There Are No Properties to Buy! (Oh Really?)

One of the biggest frustrations I hear from clients is that there's nothing to buy. We certainly are in a market where properties tend to sell almost immediately as they hit the market. In this highly competitive market, it's worth taking a look at those properties that somehow didn't get snapped up right away. Once a property has been on the market over 30 days, people tend to forget about them. Sometimes they're perfectly good properties that have somehow slipped between the cracks. Other times they need work, are tenant occupied, or have an issue that many people do not want to do deal with. Currently there are 145 single family homes and condos in San Francisco that have been on the market for more than 30 days. The lowest priced property is offered at $469,000. It is a 3 bedroom, 1.5 bath property at 1043 Palou Ave in the Bayview and has been on the market for over 100 days. This is a big fixer and it looks like it used to be a church one upon a time.  The most expensive property is offered at $39 million and has been on the market for just 42 days. This manor house located at 2701 Broadway Street has 7 bedrooms, 7 baths and 4 half baths. According to the listing agents the home also features "two kitchens, two family rooms, two offices, three rooftop terraces, a basketball/sport court, plus a multitude of rooms for today's active lifestyle."

The vast majority of the homes available are in the much more affordable range than the Broadway mansion, but hey, if you have a spare $40 million hanging around, we should talk about purchasing that swank manor house.
